How to submit MTD quarterly updates

Proper Agent supports Making Tax Digital (MTD) for UK property income, helping you prepare and submit quarterly updates to HMRC.

Step 1: Open Tax

Go to Tax from the sidebar. Here you will see your MTD obligations, upcoming deadlines, and submission history.

Step 2: Connect to HMRC

If you have not already, authorise Proper Agent to submit on your behalf via the HMRC MTD connection. You will be redirected to HMRC to grant access.

Step 3: Review the quarter

Select the quarter you need to submit. Proper Agent pulls income and expenses from Finance and categorises them for MTD. Review the figures and make any adjustments.

Step 4: Submit the update

Once you are satisfied with the figures, click Submit quarterly update. Proper Agent sends the update to HMRC and records the submission.

Step 5: Track deadlines

The Tax page shows your next submission deadline and any overdue quarters. Proper Agent sends reminders before deadlines approach.

Tips

  • Keep Finance up to date throughout the quarter — submission is much faster when transactions are already categorised.
  • MTD applies to landlords with property income above the threshold — check HMRC guidance if you are unsure whether it applies to you.
  • You can view past submissions and HMRC responses from the Tax page.
